Everybody likes to kick it at the beach after work, so we picked areas that have easy beach access.

1. Ocean Lakes and Dam Neck Neighborhoods

Perfect for: Anyone who wants a short commute to base and live close to Dam Neck Beach

Ocean Lakes and Dam Neck is our top pick for the best places to live near Oceana Naval Base. This is where you want to be if living close to the base, the Oceanfront, and Dam Neck Beach. The Oceanfront and Red Mill nightlife is lively and is a great atmosphere to experience live music, street performers, and local restaurants. Another huge benefit of this area is you are minutes away from great restaurants and shops, and the Dam Neck Base Beach

Dam Neck Base Beach is a treasure in it’s own, because it’s only accessible to those who have the ability to get on base. When the summer heats up and the public beaches are packed, you can seek the quieter and more secluded Dam Neck beach.

This area features single-family homes and townhomes with large yards, and 1 to 2 car garages. The area is great for anyone looking for easy on and off-base access. Being closer to base means you will hear jet noise so make sure you take a look at the jet noise map for Virginia Beach.

2. Lake Placid and Castleton Neighborhoods

Perfect for:  Anyone seeking a white picket suburban lifestyle and have easy access to base. 

Lake Placid and Castleton are established neighborhoods with a rural-suburban feel. Located off the beaten path yet conveniently located near  U-Pick fruit farms, hiking trails, and sandbridge; the secluded “locals beach.” This quiet residential area has low traffic and provides multiple routes of access to the base.

One of our favorite things about Castleton and Lake Placid is it’s right across from Iron Asylum Gym. Iron Asylum is arguably the best gym in the area, with tons of equipment focused around a variety of training styles. There is a storage unit complex next to the gym so if you have an RV, Boat, or just a lot of extra stuff this is a great place for storage.

3. Rock Creek and Landstown Neighborhoods

Perfect for: Anyone who wants to live a little farther from base and have access to great shopping and dining.

Rock Creek and Landstown is a sociable community located within 10 miles of everything you need. This area is 7-8 miles from base, which is a little farther than the other areas in our list. There are parts of this area with an HOA, and parts without. There is new construction in this area so if you are looking to purchase a brand new home, this may be the area for you. Rock Creek and Landstown feel a bit busier because of new developments and multiple interconnected neighborhoods leading to high traffic streets. Landstown Commons Shopping Center and Town Center are conveniently located close by.  If you love listening to live music, the Virginia Beach Amphitheater is within walking distance and shows some of the country’s top artists.

4. Kings Grant and Little Neck Neighborhoods

Perfect for: Anyone looking for a home that is tucked away with lots of trees or waterfront access.

Kings Grant and Little Neck have a lot to offer for those who want to feel connected to nature. With tree-lined streets and it’s tucked away secluded streets, this area is one of the most desirable areas to live in Hampton Roads. This community has a higher price point because of it’s one of the only communities that offers waterfront access. Out of our Top 4 Best Places to live in Virginia Beach near Oceana Naval Base, this is the only neighborhood with boating access to the Chesapeake Bay.

This location is desired if you’re someone looking for endless fun on the water and relaxing evenings at local restaurants. This area is convenient to Town Center and Hilltop; Virginia Beach’s top areas for dining and shopping. Unlike many new construction neighborhoods, homes in this area are a mix of older brick-style ranches to modern two-level homes. The residents that call this neighborhood home enjoy waterfront property,  close proximity to favored attractions, and unique homes.
